Villa in Kifisia with scenic views

Located in the picturesque suburb of Kifisia, this residence boasts an exceptional location, offering an uninterrupted view of the serene pine grove of Kefalari. Originally constructed in the 1980s, the residence has been fully redesigned. It follows the needs of a modern family of four, while preserving its inherent charm. The villa spans three levels: the basement, the ground floor, and the first floor. Its comprehensive redesign not only enhances the aesthetic appeal but also prioritizes functionality and energy efficiency.

Architectural design

The primary objective of the redesign was to optimize the use of the available space, ensuring it met the evolving needs of a family of four. The project seamlessly combined architectural ingenuity with practical living solutions. Special emphasis was placed on creating a residence that is not only visually appealing but also functional. Additionally, energy efficiency played a pivotal role in the renovation process, ensuring the residence aligns with contemporary environmental standards.

Each floor of the villa in Kifisia serves specific functions. The design enhances the daily living experience while maintaining a sense of cohesion throughout the residence. The modern design also incorporates elements that allow the villa to blend with its natural surroundings, emphasizing the connection between indoor and outdoor spaces.

The ground floor: A center for family life

The ground floor serves as the central hub for the family’s daily activities. The characteristic of this level is the fluid layout, allowing transitions between spaces while offering flexibility to adapt to various needs.

At the heart of this floor of the residence lies the kitchen and the informal living room. These spaces serve as gathering points for family members. These areas can be either isolated or connected to the adjacent dining space and formal living room depending on the family’s preferences. The adaptability of these spaces is possible by the use of sliding partitions. These allow an open-plan feel or a more segmented layout when privacy or a distinct function is desired.

This transitional zone between the kitchen and the formal living areas in the villa in Kifisia also includes auxiliary spaces. The cloakroom provides practical storage for outerwear. The guest bathroom is conveniently located to cater to visitors without intruding on the family’s private quarters.

The ground floor of the residence is further enhanced by large windows and glass doors, which flood the interior with natural light and offer views of the surrounding grove and garden. These expansive openings not only create a sense of openness but also strengthen the connection between the indoors of the villa in Kifisia and the lush outdoor environment.

The basement houses mainly the villa’s auxiliary spaces. This level houses all the essential facilities that support the operation of the household, such as storage areas, utility rooms, and other service spaces.

The first floor: private retreats and outdoor living

Ascending the elegant wooden staircase, one reaches the first floor of the residence. This floor is dedicated to the family’s private quarters. This level accommodates three well-appointed bedrooms, each designed to provide comfort and tranquility. The layout ensures that every member of the family enjoys their own personal space.

A standout feature of the first floor of the residence in Kifisia,  is the spacious outdoor living area. This is an ideal setting for leisure and social gatherings. Sheltered by a large pergola, this outdoor space is designed to provide shade and comfort throughout the year. It serves as an extension of the interior living spaces, with easy access from within the house. The pergola not only enhances the aesthetic appeal of the residence but also creates a versatile area for enjoying the natural surroundings.
