Residential complex in Kifisia : A project with a unique approach

The residential complex in Kifisia, is a project that meets the needs of the occupants while blending seamlessly with its green surroundings. This project, a unique residential development, achieves exactly that—transforming a building into a collection of distinct homes that offer both privacy and community.

By employing various architectural design techniques, the architects break up the building into distinct sections. This was a core design decision, since one of the unique features of this project is its placement on a corner plot. This location gives the building multiple facades, allowing to create a dynamic character. This not only enhances the architectural design but also increases the natural light and airflow to each unit, a key factor of the design of any residential building.

The dark toned ground floor, serves as a base for the building. The residential complex develops in four floors. The exterior spaces, secluded in their white toned frames, creating an illusion of sliding volumes. These rectangular structures, provide a second, three dimensional layer in front of the grey volume that includes the interior spaces.

Interior and exterior spaces

A defining feature of the building’s facades is the incorporation of large balconies. These balconies are essential to the project’s architectural concept, acting as bridges between the interior and exterior spaces. The large balconies extend the living spaces of each residential unit. They are more than just aesthetic elements—they are functional spaces of connecting living spaces with nature. Moreover, the use of vertical shutters on the facades ensure privacy and promote  sustainable residential architecture. By managing sunlight, the shutters provide shade to the balconies, reducing energy use by minimizing the need for air conditioning. In addition, the vertical shutters complement the modern design while also contributing to the energy efficiency of the homes.

This project is an exemplary case of how a large-scale building is designed as a collection of unique residences. By managing the building’s volume, the result is a structure that feels personal and welcoming, despite its size. The multiple facades, large balconies, functional shutters, and private outdoor spaces all work together to offer residents a blend of privacy and community.
